A solid stone ranch home in East St. Louis looks appealing from the outside, with classic architecture, a wide lot, and what appears to be a fresh roof. At first glance, it might seem like the kind of inexpensive property that could become an exciting renovation project or investment.

But the sale comes with some unusual conditions: cash only, as-is, no tours, and no interior photos. The three-bedroom, two-bath property may have potential, but buyers apparently cannot inspect the interior before purchasing. That creates considerable uncertainty about what could be waiting inside, including structural damage, electrical or plumbing problems, deferred maintenance, or expensive repairs. There may also be financial or legal issues that need investigating, including taxes or liens. And that means the advertised purchase price may be only the beginning of what a buyer ultimately spends.
